Commission prices are not negotiable, but they will fluctuate depending on the complexity of the design and rarity of the furnishing. Crafting your own furnishings is highly reccomended if you'd like to save as much gil as possible. Anything under 500k is usually market bought, and anything rare or generally over 500k is considered an add-on. This includes but is not limited to, Primal Trophies, Airship/Submarine Furnishing, and Treasure Map Furnishings.

Don't be afraid to section off parts of the house! You can often get a more detailed design by allotting furnishing elsewhere instead of filling the entire house.

The following photos were done in FC rooms with only 100 furnishings.

Small Houses


Small Houses can hold up to 200 furnishings, but don't let their small size get you bummed! They can be sectioned off to create the illusion of a larger, more open space, or perhaps even a closed off, more intimate setting.



Medium houses


Medium Houses are what I like to call the "sweet spot" in FFXIV housing with up to 300 furnishing items. Their space to furnishing ratio is the best out of the current dwellings, and there is a lot you can do with them!


Large Mansions


Large Mansions are the most disproportionate in terms of space to furnishings capacity. With only 400 furnishing item limit and three huge floors, it is imperative that the client knows what they want and how detailed they'd like it to be. If they would like a particular part of the house to be the focus, chances are that other areas in the house will either need to be walled off, or less complex in design. However that does not mean that the whole house can't be utilised! In the gallery below I have included two mansions-- one of which has every room filled with something, and another where only one floor was focused on.
